As your closing date approaches, a lot is happening behind the scenes to ensure a smooth transition. Your lender and title company are working diligently to finalize your loan and clear the title, while there are a few crucial steps you need to take to protect your financing and prepare for move-in. Here is what you need to know as we get ready for closing.
- Protecting Your Financing: Your lender is working on final underwriting to issue your “Clear to Close.” It is crucial that you do not open new credit cards, make large purchases on credit, or change jobs, as the lender will do a soft credit pull right before closing.
- The Closing Disclosure (CD): Your lender will send you a Closing Disclosure outlining your final loan terms. By law, you must review and sign this document at least three business days before closing to avoid any delays.
- Title Company and Insurance: The title company is clearing records and will soon reach out to schedule your signing appointment. You also need to finalize your homeowners insurance policy and provide the binder to your lender and title company.
- Cash-to-Close and Wire Fraud: The title company will provide your final “Cash-to-Close” amount and instructions for a wire or cashier’s check. Never wire money based on an email or text alone; always call the title company directly using a verified number to avoid wire fraud.
- Utilities and Final Walkthrough: You will need to contact utility companies to set up a transfer for your close date and arrange mail forwarding. Finally, right before closing, we will do a final walkthrough to ensure the property is in the expected condition and any agreed-upon repairs are complete.
