- Scheduling the Inspection ASAP: Once your offer is accepted, the clock starts ticking. You typically have 3 to 7 days to complete general and supplemental inspections, review reports, and negotiate any issues.
- What to Expect During the Inspection: Inspections usually last about 4 hours. You’ll join the inspector toward the end for a walk-through to learn about major red flags and general maintenance, essentially getting a user manual for your new home.
- The Three Possible Outcomes: After receiving the report, you can move forward, cancel the purchase if major issues arise, or negotiate with the seller for repairs or credits to fix undisclosed problems.
- Expert Negotiation and Earnest Money: Your real estate agent will handle the back-and-forth negotiations with the seller. If you decide to cancel the agreement during the inspection period, your earnest money will be fully refunded.
