This video from Avatar Bob explains exactly what the lenders and title companies are doing, and what you need to take care of this week.
- The Paperwork: The buyer’s lender is reviewing the appraisal and preparing the final commitment letter. Meanwhile, the title company is busy clearing the title, ordering your mortgage payoff, and preparing the deed.
- Pre-Signing Appointment: Be on the lookout—the title company will be reaching out to you very soon to schedule your pre-signing appointment.
- Utilities: It is time to contact your utility companies to let them know you are selling on our closing date. Please do NOT shut the utilities off; simply set up a transfer. If they require the buyers’ names, you can find them on your purchase agreement.
- Maintenance: Please keep maintaining the property right up until closing day. This means continuing to mow and water the lawn, rake the leaves, or shovel the driveway and sidewalks, depending on the season.
