- The Appointment: The inspection usually takes 3 to 4 hours, and the buyer, their agent, and the inspector will likely attend. Just like with showings, you should not be home during this time.
- Inspection Timeline: Most buyer-requested inspections have a timeline of three to seven calendar days. During this window, buyers must complete inspections, review the report, and decide if they want to negotiate any undisclosed issues.
- Handling Issues: If an issue is found, the buyer can cancel, accept the home as-is, or negotiate with you. If they negotiate, you can accept their proposal, reject it entirely, or make a counter offer.
- Your Protection: You will never be forced to fix an issue or take a reduction in your proceeds for something you do not agree to.
